Bathroom renovation budget: compare the whole specification

A bathroom quote is only comparable when the products, preparation and finish are defined. Build a room-by-room specification and ask each contractor to state what is included rather than comparing an unexplained total.

Fix the layout before pricing finishes

Record the measured room, doors, windows and existing service positions. Explain whether the proposal keeps the layout or relocates fixtures. Layout changes can affect several trades and access requirements; a quote for like-for-like replacement is not comparable with a redesigned room. Keep a versioned concept and identify measurements that still need checking on site.

Separate the work packages

List strip-out, plumbing, electrical work, wall and floor preparation, waterproofing specification, tiling, installation and decoration. Identify who coordinates each package and what inspection or documentation is included. Ask how existing damage discovered after removal will be reported and priced. A complete scope makes responsibility clearer when several trades are involved.

Make product allowances visible

Name sanitaryware, fittings, furniture, tiles and accessories where selected, or record a clear allowance for each. Confirm product lead times, delivery, storage and who checks compatibility before ordering. Quantity calculations should include a stated cutting or waste allowance and actual pack sizes. Keep receipts and final product references for warranties and future repairs.

Plan access, waste and disruption

Agree working hours, protection of the route through the property, waste removal and access to shared services. Explain whether this is the only bathroom and discuss how disruption will be managed. Clarify what making good is included outside the room and who deals with any building-management permissions or delivery restrictions.

Compare totals with a variation rule

Set out labour, products, provisional allowances, exclusions and VAT separately. Confirm payment stages against agreed deliverables and decide who can approve a variation. Record changes to layout or products before ordering. Avoid treating an online budget example as a surveyed fixed quote; the useful next step is a consistent brief sent to suitable businesses.

Your quote checklist
